THE ISLAND OF CRETE - GREECE

The island of Crete attracts many expatriates, who choose to spend their holidays here, to live permanently, or retire on the island. Compared to other destinations, Crete offers several advantages, including:

  • a genuine, friendly and hospitable population that is determined to resist the negative trends of the 21st century.
  • a fascinating ancient and modern history.

IraklionTHE LOCATION

The site of the project lies on the north-western side of Heraklion Bay in Crete, along an 1.000 m. beachfront with panoramic views.The site is accessed from the Heraklion-Hania coastal motorway (E90), which is about 1.200 m. away. The distance to the town of Iraklion is 16 km. Driving time to Iraklion international airport is 25 minutes, 20 minutes to the city, and 75 minutes to Hania.

THE SITE AND THE BEACH

The site covers a total area of 165.000 sq.m. with sharp topographical differences reaching 160 m. Taking full advantage of the site's nature, the project is developed on various levels, which all afford unique views of the sea.

The beach is characterized by a series of small sandy coves separated by coloured rocks. The sandy seabed has an average depth of 2 metres at a distance of 10 metres from the shore. For the comfort of bathers, the beachfront has been improved and converted into a sandy beach, whereas beach works included the creation of a small marina / mooring key for small, private leisure boats.

Beach in IraklionThe site is located approximately 2 km. away from Ayia Pelagia Bay, known for its beautiful sandy beach, restaurants and other leisure facilities. The famous Ammoudara Beach which extends for several kilometres is only 5 km. away from the project's site and accessible via the motorway towards Iraklion. Along the coastal line there are numerous luxury hotels overlooking the sea and all kinds of entertainment spots, clubs and bars await the young and the young at heart. Approximately 3 kms away there is the Minicipal Marina of Pantnassa, which accommodates medium size boats.

THE PROJECT

THESEUS Beach Village is a self-contained development of international standard marked by high quality construction. It comprises housing units that vary in terms of size and design, to cater for holidaymakers as well as permanent residents. The units are grouped together in neighbourhoods, each with its distinct architectural style which blends with the natural environment, ensures the privacy of its residents and promises panoramic sea views.

In addition to the private villas, it accommodates apartments of various sizes.

THE LANDSCAPED AREA AND SPORTS FACILITIES

The general landscape of the area west of Iraklion is marked by steep slopes sretching down to the beach. The developer has engaged landscape architects who have produced plans to upgrade the project's environment. These plans include:

  • creating 80.000 sq.m. of common green areas.
  • transplanting 2.000 trees both within the development and along its boundaries. This includes a variety of indigenous trees such as palm trees, carob trees, fruit trees and even Venetian olive trees over 100 years old. It is worth noting at this point, that while the site's total area is 165.000 sq.m. actual construction will cover only 40.000 sq.m. i.e. 25%. The remainder will be reserved for private and common green areas, roads, sidewalks, etc.
  • creating water features, paths, bridges and gazebos complete with appropriate lighting.
  • a tertiary sewage treatment plant for recycling wastewater for the purpose of irrigating the common green areas.
  • special development of the 200 m. beachfront pertaining to the site.
  • underground utility lines and custom-designed street lighting.
  • a children's playground, resting areas and sports grounds in specially designed areas.
  • Sports facilities include 3 floodlit tennis courts, a futsal and a jogging track etc.
  • two common use swimming pools with an area of approximately 300-400 sq.m. each, and a pool area with grill bar, car park, etc.


SECURITY - MAINTENANCE MANAGEMENT

This self-contained development is fully fenced, with access through a controlled, permanently guarded gate. A maintenance crew is assigned, while the developer manages the project - ensuring the best possible after sales service. Residents are able to contact the administration directly in case of any problems that require immediate attention. Furthermore, at a later stage, earmarked suppliers at the residents' choice will provide home delivery.

SPECIFICATIONS AND ARCHITECTURAL CHANGES

The construction specifications and designs of the units are indicated in the separate inserts of the brochure. Minor changes to suit a client's individual requirements may be accommodated, subject to our architects' approval.

COMPARISON

Thanks to its special features, which include a beachfront location, proximity to a town and an airport, access to leisure facilities and a world-class golf course, all enhanced with Crete's long and fascinating history, Theseus Beach Village compares very favourably with similar projects of international standard. Moreover, prices are considered to be about 30% less than similar properties in Spain or Portugal, and 50% less than in southern France and Italy.
