General Information

The Contract of Sale

In order to reserve a chosen property in Theseus, a 10% deposit of the purchase price is usually required on signing a pre-contract agreement. This agreement contains the names and description of the parties, the description of the property, the vendor's title, the price, the method of payment and any general conditions negotiated by the parties.

The final contract is signed in the presence of two lawyers, representing the seller and the purchaser, and is written in Greek. In case that the purchaser does not understand Greek, the presence of an interpreter is required.

The property purchase contract can be in the name of one or more owners (physical or legal entities).

Terms of Payment

The terms of payment in Theseus vary, according to the stage of construction of each property. For instance:

i) If the chosen property is completely finished, and thus liveable, its value has to be paid in cash. By cash we mean, of course, either a bank loan, or a special arrangement agreed between the two parties.

ii) If the chosen property is bought from the plans or if it is under construction, a deposit is required for the reservation and the payment is effected gradually, following the progress of works. The payment in full is due on the completion of the building works.
Code of Relations

The "Code of relations between owners on the Estate" is an integral part of the purchase contract of a property in Theseus. It describes explicitly all the rights and obligations that every owner accepts on purchasing a property in Theseus.

After Sales Service

Within the context of the After Sale Services offerd by Theseus, the owners of properties in the village enjoy a series of services, very helpful in order to deal with the first important requirements that every new house has.

More precisely, all the residents of Theseus can count on our assistance:

• For the necessary procedures having to do with Public Services (Tax Service, Electricity Company, Telephone Company, Customs, etc.) or Banks.

• In order to find stores in Heraklion where to buy furniture, electric appliances, lighting, curtains, fabrics, house ware and any other thing needed for a new home. Furthermore, in case that the owner of a house cannot be present on the delivery of the items bought, a representative of our company can be there and receive them in the owner's name.

• For getting advise from experienced interior and exterior designers for the arrangement and decoration of the houses, the gardens, the verandas, etc.


• For making hotel reservations in case they need to spend some nights in a hotel, before settling in their house in Theseus.

• For having a Taxi to take them to or bring them from Heraklion, or any other city in Crete.

• For having their houses cleaned, at any time they wish. In that case, the residents need to contact the Administration Office, which will propose experienced cleaning personnel, informed about the particular needs of each house.

• For finding all kinds of technicians (carpenters, painters, electricians, plumbers, etc.) in order to perform specific works in their houses. In that case, the residents need to contact the Technical Department, which will propose experienced technicians.

Communal Expenses

The owners of property in Theseus Beach Village are not charged with Municipal Taxes, as the project is completely private and it has been constructed based on the company's own funds, without any State assistance.

However, in order to cover the expenses concerning the village's public areas and services, the owners are charged monthly with an amount called "Communal Expenditure" and which rises up to 0,60-0,70 Euros per square meter per month of each house (covered areas only).

The Communal expenditure covers:

• Security (guarded gate)
• Watering and lighting of common use areas
• Vehicles for internal transport within the village
• Cleaning and maintenance of common use areas
• Administration
• Maintenance of common use gardens and green areas
• Operation of the sewage treatment and recycling system
• Garbage disposal
• Swimming pool and beach maintenance

The owners are charged with the communal expenditure (which is calculated according to the square meters of their house) once they have signed the contract for the purchase of their house and they pay the amount which corresponds to them, independently of the number of owners that exist in the village at the given moment.

FINANCING FACILITIES

The project is offered with financing facilities with repayment over a maximum of 30-35 years, following a required initial downpayment of 20% of the total sale price (in some cases it can reach upto 100%). Loans at competitive rates can be granted in any currency. The specific terms and conditions are set by the financing bank.

In Greece, the purchase of real estate can be financed by any bank. The terms and interest rates vary in each case. The Banks that provide loans usually mortgage the property bought, in order to ensure the payment of the loan
